How AppraiseThis.si calculates a preliminary appraisal

AppraiseThis.si is designed so the model is the analyst, not the source of transaction facts. Public or connected data sources provide market evidence; the AI organizes the subject facts, tests similarity, explains adjustments and reconciles a preliminary value range while keeping uncertainty visible.

AI-generated estimates are preliminary research support and do not replace inspection, authentication, source verification, or a licensed/certified appraisal when one is required.

1. Identify the subject before comparing

The workflow first organizes the strongest known facts about the asset. The relevant fields change by category: property characteristics for real estate, VIN and configuration for vehicles, HIN and propulsion for boats, serial and airframe or engine details for aircraft, and maker, reference, materials or edition details for collectibles, jewelry and watches.

2. Verify the market event

A comparable must represent a real completed transaction before it can qualify as sold evidence. Asking prices, valuation-guide values and unverified reported sales can remain useful context, but they do not silently enter the completed-sale equation.

3. Score similarity and adjustments

A verified transaction still has to be a useful match. AppraiseThis can score subject-to-comparable similarity and surface adjustments for differences such as condition, configuration, mileage or hours, equipment, location, recency and other asset-specific factors.

Common questions

Does the AI invent comparable sales when it cannot find enough?

No. AppraiseThis is designed to keep missing evidence missing. An unverified reference can remain visible as context, but it should not become a completed-sale comparable merely because the model found or described it.

Can an asking price influence the appraisal?

It can provide current market context, but it is kept separate from verified completed-sale evidence and is not treated as proof that a buyer actually paid that amount.

Why can two sales receive different weights?

A closer, more recent and better-documented transaction can be more informative than a weaker match. Weighting allows the appraisal to reflect that difference while exposing the reasoning.
